Stage 2: DESIGNING THE HOME
Once the conditions of the land and the client’s needs have been analysed, the design of the construction is conceived. This stage is essential to FM Consulting Realty Group, and for that reason priority is given to the sense of communication. We strive to ensure that the design completely satisfies all of the requirements, whether they be technical, functional and, of course, financial. Without overlooking a single detail. We work with expert architects who will provide the project with a great deal of quality, thoroughness and creativity.
This stage of design in turn comprises several phases:
- Preliminary Studies: The feasibility of the project on the acquired land is verified, taking into account the legal restrictions and/or restrictions to the use of the land.
- Preliminary Plan: This stage is carried out for purely preliminary assessment purposes. During this stage the intention is to provide the first overall image of the project, so that the client can decide if it is to their liking and confirm that it meets their requirements. So during this stage of the work, we reveal the fundamental aspects of the general characteristics of the construction in order to establish a preliminary budget. It is normally shown on a plan, together with the elevations and perspectives.
- Base Design: During this stage the content is developed sufficiently in order to request the municipal permit and other administrative authorisations, once the necessary approval has been given. This serves to define the general concept of the property: form, functions, distribution, construction system, illustrated on plans and by computer models, with Work Specifications and a General Budget.
- Working Project: With your required approval, it is necessary to commence the execution of the construction, once it has been approved by the Town Council and verified that it is in line with the Base Design. It is a complete description of the specifications of the materials, construction systems, equipment, reports, detail drawings…and it is the final stage of the design process.
